Most Gold Coast sellers default to a franchise brand because the name feels safe. That's understandable. But "big brand" and "best result for you" are not the same thing, and it's worth understanding what you're actually buying with each model before you sign an agency agreement.
What a franchise gives you
Let's be fair about it: franchises offer brand recognition, large rent rolls, and office networks. For some properties and some sellers, that's valuable. If a franchise agent has genuinely dominant market share in your specific street and price bracket, they've earned an interview.
But brand recognition sells the agency. It doesn't automatically sell your house. Buyers don't buy a home because of the logo on the signboard; they buy because the property was presented well, priced accurately, and put in front of them at the right moment.
What independence changes
